When describing a property less is more: “Renovated home on desirable street. Walking distance to stores and restaurants. Master with en-suite bath. 2 bedrooms/2 baths. 2 car garage and enclosed yard with room for swimming pool. Recently remodeled kitchen includes stainless appliances and granite counters. New hardwood floors throughout house. Top-rated school district. Move-in ready”.

Potential buyers can learn a lot about a property through a compact description, the example was less than 50 words. Even though you aren´t listing every amenity, an easy-to-process description encourages potential buyers to take the next step, whether that consist of browsing the (preferably ample amount of) listing photos or contacting you.

Think like a Buyer

For each property that you want to sell you know who your target audience is and what they are looking for in a property. The above mentioned listing is perfect for a growing family and it is very clear that it is family-friendly neighbourhood, because you included the school district in your description.

Tell the Truth

When you oversell a property by embellishing features that aren´t actually that terrific, you lose credibility. You will get caught when a prospect discovers that your listing´s “spa like bathroom”  is actually a regular bathroom with the added feature of a rain showerhead. The above example  comes across as new, stylish, quiet, clean, well-situated and family friendly by providing verifiable specifics.
